Russ Dalbey another one of these real estate gurus that promises to get you rich in the real estate business. Russ Dalbey started a company called America's Note Network (ANN) You can log onto the website at www.notenetwork.com and check it out for yourself. Now, I have a little experience in the real estate business but I must be honest that I do not know much about the note selling business. So I did a little research to see what I could find out about Russ Dalbey and ANN.
I will tell you this before I let you know what I found out. Beware of anyone that will tell you that they can sell you a course in real estate that will make you rich in very short amount of time. You can make an enormous amount of money in real estate but it does not get you rich in an unrealistic short amount of time.
Now on to Russ Dalbey! I went to some of my favorite online real estate websites see what they had to say about Russ Dalbey. There is a great site called www.foreclosures.com that specializes in helping people locate and sell foreclosure properties. It also provides some super training and support information. They have a section called "Foreclosure Gurus to Avoid". Well guess who we found when I clicked on that section. Russ Dalbey and his course "Winning in the Cash Flow Business" that cost $159.80 was the only real estate guru listed. As a matter of fact this is what someone had to say about Mr. Dalbey's course:
I have been had it seems. I often wondered why each time I speak to the representatives they are offering more training, majority of which was offered for thousands of dollars. I have not even sold a note but the red flags are flying. The idea of learning this program does not seem possible for me as a novice. Perhaps this is what they were banking on. The first red light was when the rep from PMI called and he seemed to have had a little too much to drink. I wanted to make another call to PMI to change reps. however, being this was our first encounter I wanted to think that I may be mistaken, but it did make me wonder if this was a mistake. Now I do believe I have to try and get help by talking to others and the BBB.

Many others that have said that his course is very confusing and takes a long time to comprehend the strategies and techniques being taught. It is even suggested that this is done on purpose so that you buy many of the backend sales and upgrades that the company hounds you with after you purchase the course.
I will admit to not having a lot of experience in the note listing/buying business. However, I will say that real estate is a very lucrative business but it is extremely complicated and over burdened with regulations and laws. What I am trying to say is that it is something that takes time to master and that much of it has to be done in the trenches.
Russ Dalbey has too many negative listings for me to recommend him to anyone. I would stay away!!!
In my years online researching "Get Rich Quick" scams 98% of the programs have proven to be useless.
Surprisingly, enough I did find some programs that are run by real business owners that can put extra money in your pocket each month. They each have the potential to create full-time income from home. These programs actually had a large percentage of their membership making money. I realized that I had found a couple of diamonds in the rough.

I would hurry though because they are filling up fast. The owners are afraid that they may have to shut off the membership so they can serve everyone in a professional manner. Their staff is already stretched thin!
Whatever you do **DO NOT** buy or pay to join either/both of these programs until you have tried all of the other "Get Rich Quick" programs out there and are unsatisfied with them, as you and I both **KNOW** you will be.
